This is a very comfortable 45 foot narrowboat in excellent condition, moored on an official residential mooring in Northolt, West London. It is roomy, with an open plan layout and lots of storage space. It's a great location and is useful for a London commute. Here's the spec:
The Boat:
45ft in length and has a 6' 10'' beam, cruiser stern built on 6/4/4 still plate in 2004 by Devizes.
Business Licence renewal in January 2011.
BSS Certificate expires 07 April 2012 and an out of water survey conducted in 2007.
Last blacked January 2007.
Hot water is provided either by the calorifier when the engine is running or the central heating which is ALDI.
At front has a gas locker with two gas bottles.
This boat is well maintained and very clean and tidy.
Sleeps up to six people.
There are two saloons at the front of the boat. The bow one is covered by canopies and gives unobstructed viewing. It could be fully open for those "not-so-cold" days, and it has a cushioned leather seating with a large table for up to 8 people. It's a spacious area but it has the space for whichever layout is preferred. The other saloon is a part of the accommodation, and could be used for those "not-so-warm" days. It has a cushioned leather seating with large table for 4 people. Both tables converts to a double beds when needed.
The bathroom has a full size shower. It has a pump-out toilet.
There's a large fully fitted galley, with oven, four hobs, sink, fridge, cupboard/shelving space.
At the stern: a wardrobe and 4 bunks, but this could easily be converted into another bedroom or an office.
All electrics, batteries, pumps and systems have been newly refurbished and are neat, accessible and in excellent working order. The engine is also in excelent condition. There's a water tank filled at the bow.
The Business:
The boat runs All Year Round exclusive charter cruises on the Grand Union Canal (Paddington Arm) through to the picturesque Regent's Canal in London. Exclusive private lunch, dinner and buffet cruises, picnic and party boat cruises, children's party cruises, Christmas cruises, exclusive boat charters, etc.
There is no competition and the business is unique in the area.
This is a narrowboat passenger vessel and, as such, is zero rated for VAT on food and charter and is not subject to any business rates.
The Mooring:
The boat is moored in a convenient, secure and pleasant location on a secure private mooring at High Line Yachting Marina, Northolt, West London, UB5 6AG, fully serviced Residential and Cruising Moorings, security with on site staff, a postcode address, electric gate with personal electronic key, secure off road Car Park behind locked gate, onsite toilets, showers and a laundrette, chandlery, pumpouts, coal gas and diesel, residential berths have personal metered power point, free water point and telephone, cruising berths have access to token operated power point and free water point, suitable for all year round use. It is a ten minute walk to the Northolt Central Line Station, and a 20 minute drive to Central London. Current monthly rental for the mooring is £146.25. Opposite the mooring is a large park. There are many nice walks, and a beautiful cruising area.
The boat could be used as a passenger boat or would make a spacious floating home.
